TERMS: 10% down day of auction, non refundable, balance due @ closing. Possession upon closing. Subject to all easements apparent of record or in place. TAXES: 2018 Taxes will be given as a credit @ closing with 2019 taxes & all taxes thereafter being paid by the Buyer(s). FARM RIGHTS: Buyer will have the 2019 farm rights. MINERAL RIGHTS: All mineral rights belonging to Seller will transfer with property. ACCEPTANCE OF BID PRICE: Sellers have the right to accept or reject the final bid price. PROPERTY is being sold on an “AS IS, WHERE IS” basis & no warranty either expressed or implied is being made by the Sellers or the Auction Company. BUYER’S PREMIUM: A 2% Buyer’s Premium will be added to the final bid price. FINANCING: Sale of property is not contingent upon financing, so make sure your financing is in place prior to auction.
