Bidding: Online bidding only. To place a bid, bidders may enter their “maximum” bid and click the “Place Bid” button, each time a bidder is outbid by another bidder, the system will automatically bid on their behalf at the established bid increments up to their maximum. **Real Estate is being sold with a reserve!**
Registration: Registration is required to bid. All bidders must provide name, address, phone number, email address, and a credit card to register. Failure to complete the contract during the allotted time will result in the 10% down payment and Buyer’s Premium to be charged to the credit card provided at registration. By registering, all bidders acknowledge having read and agree to be bound by the Auction Terms and Conditions.
Financing: The sale is NOT contingent on financing. All arrangements need to be made prior to the auction.
Down Payment: 10% non-refundable down payment (earnest money) is due by close of business the following day or within 24 hours of being notified by the auction service that you are the successful bidder. Cash, check, or money order will be accepted. If an online bidder fails to submit the down payment and contract in the time frame listed, the credit card on file will be charged the 10% down payment and buyer’s premium.
Buyer’s Premium: 6%
Buyer Premium Explanation: A 6% buyer fee will be added to the high bid to determine the contract price. Example- If the high bid is 100,000.00, 6% will be added to the high bid amount = 106,000.00 contract price.
Real Estate Purchase Contract: Buyer(s) will be contacted by Doerr Auction at the conclusion of the auction to make an appointment to complete the contract and collect the down payment. Arrangements must be made to complete the contract (at Doerr Auction Center, 345 Porter Ave., Vergennes, IL) by close of business the following day or within 24 hours of being notified by the auction service. Failure to complete contract will result in the credit card on file being charged the 10% down payment and buyer premium. By placing a bid, you are making a binding and irrevocable offer to purchase the Item at any price up to the maximum bid amount you submit. If you win, you must complete the transaction, subject to any contractual right or other right at law to rescind the contract in certain circumstances. Failure to complete transaction without lawful reason is not only a breach of your contract with the Seller but also a breach of this User Agreement.

Closing: Closing to be within 60 days of auction date. Buyer will pay customary closing costs.
Taxes: Taxes will be prorated as of closing date.
Condition statement: All property is sold AS IS, WHERE IS with all faults. Property is being offered with a reserve. It is the bidder’s responsibility to determine condition, age, genuineness, value or any other determinative factor. We recommend prospective bidders examine all items in which they have an interest. By placing a bid, either in person, by phone, absentee or via the internet, you signify that you have examined the items as fully as you desire to or that you have chosen not to examine them. If you are unable to personally inspect the property, it is your responsibility as a prospective buyer to inquire as to the condition before bidding. Condition information can normally be made available, upon request, within one business day. Any condition information made available is done so as a courtesy. Bidders who bid from off site and are not present at the live auction or preview understand and acknowledge that they may not be able to inspect the property as well as if they examined it in person.

Doerr Auction & Realty, Inc will not be responsible for computer breakdowns, viruses, interruptions or programming errors. Under no circumstances will Doerr Auction & Realty, Inc’s liability exceed the purchase price of an item. Legal matters will be under Illinois jurisdiction in Jackson County.
Warranty & Condition of Items: All items are sold ‘AS IS and WHERE IS’ with NO WARRANTY expressed or implied. Seller will provide deed and title insurance.
